EICR (Electrical Installation Condition Report)

Fixed-wiring inspection and certificate for landlords, homeowners and businesses.

An EICR is a formal inspection of your property's fixed wiring, assessed against BS 7671 (the IET Wiring Regulations). It identifies wear, damage, overloading and anything that could put people at risk, and tells you whether the installation is satisfactory.

Private landlords in England must hold a valid EICR — renewed at least every five years — and provide a copy to tenants, and to the local authority on request. We carry out domestic, commercial and HMO inspections and turn certificates around quickly.

How often do I need an EICR?

Rented homes need one at least every five years, or at change of tenancy. Owner-occupied homes are usually recommended every ten years.

How long does it take?

A typical one or two-bedroom flat takes around two to four hours. Larger or commercial premises take longer; we'll confirm when you book.

What happens if it's unsatisfactory?

We explain each issue, then give you a fixed quote to put it right. Once the C1/C2 items are resolved we re-test and issue a satisfactory certificate.
